Does rent control help or harm housing affordability?
Rent control is often sold as the solution to affordable housing, but after living in a rent-controlled apartment for six years in San Francisco, I've seen how it distorts the market. Landlords have no incentive to maintain units, and waiting lists stretch for decades while new tenants pay market rates. Does protecting existing renters justify making it harder for everyone else to find a place?
